author: Hello I’m new to this group & we’re planning to move to Pago del Humo. We’ve just found that the house we’re after has a drovers road crossing right through the property. Is this something common or worrying to consider before going ahead? TIA

I feel your pain, we bought a house last year only to find a proposed road cutting along side it was on the plan. We then offered on another only to find it on a floodplain. We were then informed that the plans on the original house was indeed incorrect so we were delighted to purchase our first choice. Buying a house in Chiclana is a bit like playing Russian roulette. JA at TempleCAMBRIA is excellent. Things he and Jilly from HouseShop Property couldn’t stress enough:-
On a floodplain, walk away The site is divided more than twice, walk away The building on the site is less that 6 years old, walk away. You are safe in the knowledge you have chosen one of the best lawyers in the area.Good luck ****

HouseShop Property thank you, of course if you have a lawyer then they are the best people to advise you. These things are of course something to concern over and you have used a good lawyer to even check for this as some don’t.
Temple Cambria in Conil are probably the best international lawyers in the area. They have plenty of experience in this kind of thing. You can Google them. ****

JA said it wasn’t a big problem, and it only encroached on a corner of the land at the end of the garden. We deciddd as we had a big plot it wouldn’t be a big deal for us if we were to have to give it up.
that’s interesting to know. We’re using JA too but the crossing is literally right through the house, so a bit different! ****
My parents bought a house here 20 years ago and, according to the town plans, we have a road running right through our swimming pool. Nothing has ever happened and since purchasing the house, another 10 or so houses have gone up over our back wall where the road would be ****

El Registro de la Propiedad solves that, previous requirements. A gestor can help. ****
We had a problem for not being registered for IBI we went to the town hall and they were very helpful and sorted it no problem ****

we have a little yellow bus 🚌 now that takes us into Chiclana ****
I live there too, it's great if you have a car as it's so convenient to get to anywhere. Lovely and quiet 10 months a year. Only 1 bar/restaurant currently in walking distance. ****
Love it great pool good pubs and good people ****
There are quite a few expats/international residents living on San Andres ****

When buying join the Facebook group of homeowners and buyers in Spain called Casa Propia community for objective info. ****
I know three people who lived there. Two were there for decades before returning to the UK. It's nice with easy parking, but no real centre unless you drive into Colorado, but that's common everywhere. You do have Bubble Burger and the golf course if that's your thing. Check the water. My friend's well tasted salty, but they had mains water as well. ****

Apparently all these areas now require MOD approval due to a change in protocol at land registry for Brits post Brexit and other third countries I guess. One of the requirements is a Criminal Record Check, which I have applied for using my digital cert on the Ministerio de Justicia site. It has come back clean for Spain but when they applied to check my Uk record it came back as 'rechazada' (rejected) Has anyone else been through this process? Did they get 'rechazada'? If so, was it an issue? I know I don't have a record but the word 'rechazada' doesn't sound very encouraging TIA
The B word? Have you called the uk embassy for advice? Alternatively get a criminal check via uk and have it translated and apostilled ****
author: I tried that and you have to provide Uk addresses from consecutive years. This could be why it has been rejected - the simply can't find any trace of me. My question really was around whether it was of concern in finally getting this approval.
Have you tried phoning the UK dept concerned? I just looked but it's more about checks on individuals from abrosd wanting to work in the UK. Have you tried speaking to Temple Cambria? Bethan Trebilcock ? ****

She has permanent recidencia...does anybody know if she's able to do this therefore? As far as I know, when you have permanent recidencia the stipulations are that you can be 5 years out of the country in every ten years...is this right? Thank you!
I think it's 5 years if you have permanent status Check with the Citizens Advice Bureau Spain they'll know for sure ****

No problems with caixa Chiclana, we had a woman, she was very friendly ****
I use caixa in town lisa speaks English very helpful. And when i use it there is a guy in barrosa also I find very helpful. ****
Yes i have heard good things about the Chiclana branch i think they have a Swedish lady who speaks very good English. ****

We bank with la caixa at Fuenta Marga, mostly online but when needed branch always been very helpful, but always very busy ****
